Baloise Swiss Property Fund increases its distribution for 2023/2024
Baloise Asset Management Ltd. announces an increase in the distribution of the Baloise Swiss Property Fund (BSPF) for the financial year 2023/2024. The distribution per unit increases from CHF 3.00 to CHF 3.10. This increase is made possible by a rejuvenation of the portfolio, supported by six acquisitions totaling CHF 127 million.
The fund managed to increase its net return by 20% to CHF 26.17 million despite doubling financing costs. This increase is the result of the growth in rental income, the reduction in the rental loss rate to 3.1% and the decrease in the maintenance rate to 11.8%.
In 2023/2024, the BSPF also optimized its regional allocation and sold three non-core properties for CHF 17.30 million, generating a net profit of approximately CHF 1.30 million. The strength of the residential real estate market in Switzerland and low debt allow the fund to consider future strategic acquisitions.
