Hanover/Frankfurt a.M./London, 16.12.2024 – Project developer Citygrove has started the final construction phase for the new Premier Inn Hotel in Hanover (Germany). The topping-out ceremony for the new building, which Citygrove and general contractor MBN will complete by the beginning of 2026, has now been celebrated directly at the main railway station and at the entrance to the well-known Lister Meile shopping area.
The nine-storey hotel with 220 rooms is being built on the corner of Hamburger Allee and Friesenstraße on a 1,188 square metre plot of land belonging to the nationally renowned Bredero complex. The existing building, which was demolished on the site of the new hotel building, housed offices for around 50 years until 2017. The neighbouring Lister Tor tower block, which is also part of the complex and has 23 floors and is 91 metres high, is visible from afar in the capital of Lower Saxony. Both property areas were completely separated from each other in terms of use and ownership as part of the new concept. ‘This concept enables a combination of outstanding location and property factors for our new building,’ explains Ben Robinson, Construction Director of Citygrove, at the topping-out ceremony: ’This was the right decision because it will significantly enhance this area of the city. We know how important the Bredero complex is.’
The city of Hanover welcomes the construction project as an important contribution to the regeneration of this city centre area. ‘For us, the mix of uses in the city centre locations is an important basic principle,’ says city planning officer Thomas Vielhaber: “The combination of working, living, culture and services with accommodation in the vicinity of the main railway station contributes to the city of short distances”. Parallel to the construction project, the administration is already working on a master plan for the entire area north of the main railway station in order to reorganise and upgrade it in the long term.
For Premier Inn, the hotel at Lister Tor is the second location in the capital of Lower Saxony alongside the Hannover City University Hotel in Hamburger Allee. ‘This is the perfect addition to our Hanover portfolio,’ emphasises Chris Norman Sauer, Acquisitions Director at Premier Inn. ‘From 2026, we will be able to offer travellers here even more accommodation options in central, convenient locations. This is important because Hannover has several attractive facets as an accommodation location – as an economically strong metropolis, as a trade fair and congress location and also as a popular tourist destination.’ At Lister Tor, 75 of the 400 parking spaces in the neighbouring car park extension can be used by hotel guests. There are currently 60 Premier Inn hotels in operation throughout Germany and 38 more under construction or at the planning stage.
The hotel also offers special architectural features. Glass façades on the ground floor allow views into the public hotel areas and thus visually integrate the Premier Inn into the well-known city centre location. For Andreas Bruns, branch manager of general contractor MBN, this is not the only reason why the Premier Inn in the Bredero complex is something very special: ‘Realising such a modern and sustainable hotel project in the centre of Hanover is a major, but also gratifying challenge. We would like to thank everyone involved in the construction, especially the craftsmen on site, for their commitment! Without them, this would not have been possible.’
In this constellation, the new hotel was designed in accordance with the requirements of the BREEAM certificate with the rating ‘excellent’. ‘This is an important goal,’ emphasises Citygrove Construction Director Robinson: ’Sustainable construction and compliance with the ESG criteria are key objectives for us, because the greater cost-effectiveness this makes possible during ongoing operations is indispensable.’ BREEAM awards were also given to Citygrove's other property projects in Germany, which have already been completed. ‘The Niu’ hotel in Düsseldorf is in a prime city centre location near the main railway station and Bürgerpark. In the World Heritage city of Lübeck, a Premier Inn was opened just a few weeks ago as a Citygrove development in the immediate vicinity of the historic city centre. Premier Inn now operates eight hotels that are certified to either BREEAM or DGNB standards.
